Section 433B of National Land Code (NLC) 1965 provides that non-citizens and foreign companies may acquire land only with the approval of the State Authority. A non-citizen or a foreign company
may acquire land by way of a disposal under Division II. Under theNLC, a person may sell or dispose of  his property to a foreign nationalbut only after the State Consent has been obtained. If a foreign national
wishes to purchase a residential property in Malaysia, he must therefore make an application to the
State Authority to obtain the State Consent before he completes the transaction.
